How much of a return can be expected on a long term rental investment property?
Homes purchase for long term rentals can be purchased in the $50,000 to $80,000 range. These properties will typically be rented for $699 to $899 per month. The tenant would be responsible for all utility costs. You would be responsible for property taxes, insurance, association dues and management and maintenance if needed.
A good approximation would be $310 per month in expenses with a net cash income of $400 to $600 per month. On a $60,000 purchase this would be roughly a return of 8%-12% not including any future appreciation.
