Buying a foreclosure in Kissimmee Poinciana Florida takes some strategy. You have to go in with at least the listed price because they are already listed well below market val
There is always a silver lining in any situation. It's just a matter of figuring out what it is. If you've done any research at all about properties in Poinciana Florida, then
I've recently had a few people ask me to break down what expenses they need to know about if they decide to purchase a rental home in Davenport, Florida. The first thing to keep in mind is that pricing is always the most important factor when dealing with properties. … Continue

Buying a home in Central Florida is like standing in the middle of a stampede right now. I’ve been working with a buyer in Canada who is looking for a home in Orlando, Florida.
Properties that are well priced (very low) in Central Florida sell within a few days. So I stressed to him the importance of m… Continue

Which one is a better investment? That depends on what you consider a good investment. I think long term rentals are a better monetary investment. While short term rentals are a better investment on your vacation fun.

I’m sure you’ve heard people ask this question before. I was asked this question just this morning. A home buyer wanted to know whether they were going to be responsible to pay the rest of the seller’s debt on their promissory note.
Of course I told them no, the buyer is not responsible for paying the s… Continue

I’ve had quite a few home buyers ask me lately what the finder’s fee would be if I helped them find a home to purchase. Of course I tell them “There is no finder’s fee, you don’t have to pay me anything.” Inevitably they look at me and ask “What’s the catch?”
Since most of my buyers are international investo… Continue

I do most of my business with international investors who want to invest in Central Florida vacation rentals. The other day I had a buyer from Ireland looking at properties. Spending the afternoon with her reminded me that there are some big differences in how real estate is sold in the United Kingd… Continue

Have you ever played a game and been so frustrated you wanted to just stand up and throw all the pieces off the board? I know I have. Especially when you are just learning the rules and your opponent is a veteran. It leaves you angry and frustrated because they have an unfair advantage.
I’m sure it’s simila… Continue

I had a showing scheduled with a brand new buyer this morning. I had spoken with this gentleman over the phone and emailed a few times while getting him pre-qualified and he seemed like a nice enough guy. I met him at the first property we were supposed to see today. When he got to the property he introduced me to his wife. Again, she seems like a nice enough lady.
Before I could open the front door something came out of her mouth that absolutely shocked me! “Do you think there are many blacks… Continue

There is no such thing as a bad buyer, just bad deals. I have had buyers skip out on me after putting work in for them. But I chose to make it a positive experience. It gave me a chance to take a good hard look at myself and try to improve.
Have I picked up a bad habit somewhere along the way? Was I unresponsive? Do I have bad breath? Did I over dress? Unde… Continue

I've read a bunch of posts and articles lately about the use of short sales and foreclosures as comparables for appraisals. This is something that is frustrating the hell out of a lot of sellers, as well as some Realtors(R).
I had a contract accepted for a buyer about two weeks ago and everything looked like it was going to be smooth sailing. And then the ap… Continue

I had a buyer in town from North Carolina recently that was looking for a great deal on a short sale in Kissimmee, Florida. We made an offer on a property and couldn’t get the listing agent to confirm that he’d received it for almost two weeks. Looking back, I think this was a sign of things to come. We finally got in touch with him and got the offer accept… Continue

You know........it is HARD to find good lakefront homes for sale in Orlando Florida. I've been searching for several days now for relatively new homes with lakefront and a pool. It also must have a dock for a boat and be a good lake for skiing.
My search encompassed Orange, Osceola and Polk counties for la… Continue

Folks we have lots of communities in Central Florida where the builders went belly up after the Real Estate boom. This community is located in Davenport Florida about 25-30 minutes to Disney. It was originally planned for several hundred homes but now has 8!!!
But....it does offer a good opportunity to get some deals. What was $384,000 is now $170,000. Not bad for over 3,000 sq feet of living space, 5 bedrooms and an in ground pool.

Thank you for your inquiry.
First of all, it is easier to qualify a foreign national for a U S mortgage than a domestic borrower but we would require the following documentation in support of a mortgage application
1. copy passport & driving license;
2. verification of income : T.4 's for 2007 & 2008 and tax returns for the same periods, plus current 30 day wage stub;
3. credit report (we obtain);
4. 3 months bank statements showing you have the funds to close and 6 months mortgage… Continue

When purchasing a Short Sale the negotiations are between the Buyer and the Seller. Once price and terms are agreed a contract is signed by both parties and the property goes into pending status. A part of the purchase agreement is an addendum stating that the purchase is contingent (subject to) the Seller’s lender agreeing to accept less money (short) than what is owed them.
Getting the lender to agree to accept less is a process that can take 2 weeks or 2 months. Basically we have to s… Continue

Thank you very much for doing the video of the community of where our new villa is. I would like to take this opportunity to thank you for all your help finding us our vacation home in sunny Florida and making it so easy. You have been extremely patient with us and with your immense knowledge of the process of buying a property in the USA and helping us every step of the way.
Even though this has been an extremely fast process, we would have found it impossible doing this without you as we could not spend enough time in Florida to find our ideal home and stay until we exchanged contracts. You have taken wonderful photographs of several properties and describe them in detail and pointed out any potential problems. We are extremely grateful for all your help and making this an enjoyable experience.
I would not hesitate recommending you to anyone in the UK thinking of buying a property in Florida.
Once again, thank you very much.
