I will be the first to tell you that I’m a “cup is half full” kind of guy. I always believe in the good in someone long before they show me different. You probably already know that about me if you follow my blog. Some might think that’s a little naive, but I think it’s right way to live. I try not to make judgements that aren’t based on fact because I don’t want others to judge me. Believe it or not this is a post about real estate and the way the current market affects people.
I received an email yesterday that got me thinking about how the current market affects our actions. Here it is:
Nathan,
I regret to inform you that the owner has made a decision to entertain another offer. More than 20 offers were received and the seller made the decision late yesterday to go with a cash offer that they felt would be more than sufficient to present to the bank for approval.
I know this market is frustrating and I often find myself presenting offers that I doubt the listing agents even presents to the sellers. I want to assure you that your offer was indeed presented and that the offer they accepted was from another agent from another office.
Thank you for your patience and for your interest in this property. If for any reason this contract falls through, I will notify you to see if your buyers are still interested before putting it back on the market.
It seems obvious to me that there might be a little bit of paranoia in that email. Maybe he thought that I might get upset at not having my buyer’s offer accepted and would try to cause some trouble. I hadn’t had any contact with him since we presented the offer so I know it’s nothing I said. But I’d be willing to bet someone has vented their frustration on him when their offer was not accepted. And that’s unfortunate. It shouldn’t be like that.
If we have multiple offers and the seller accepts another offer there is nothing a listing agent can do about that. It’s the nature of the business. People should not be directing their negative energy at each other for things that are out of their control. The only thing you can do is better prepare and educate your buyer with the realities of the current market, however the current market is or where it is.
I never once doubted that this listing agent was handling business in the right way. The offer wasn’t accepted, that’s ok, there are other homes on the market. We’ll keep moving forward and find a better house. See what I did there? Glass is half full....
