Ask yourself is your purchase for the best return on your investment or does return on the investment not matter so much?

As if you need a good return you want to rent long term (+6months) as this way you do not have to pay the running costs (apart from rates/taxes and HOA)and do not have to furnish the property or have a pool etc but you will get 9%-12% return per year on your investment plus the property value will rise in the next few years. We can manage your home at $80 per month and supply a tenant within 30 days of completion for a fee of $500.The tenant will pay 1st and last months rent (between $700 and $900 per month) together with a $500 security deposit this covers your insurance excess so if you do have to claim on the insurance because of damage or loss of income you get a full 100%.

If you are not worried about the investment return then go to vacation rental this way you can use the home as you will and rent the other weeks, we can assist with a contract from Thompson holidays UK ltd for 24 weeks rental at $400 per week (they will want all prime weeks) but it is an income that will cover the costs ..this way though you do have to have a pool, furnish, license and register for sales tax together with paying for the upkeep etc all these things combined cost (with rates and HOA) around $600 per month so your return is less but you can use it and maybe you can rent the other weeks to friends etc and boost the income ..for short term vacation rental everyone expects a pool.

There are many properties $50,000 to $80000 that are suitable for long term rental on our website. These though are selling fast!

For vacation rental all of the homes you can add a pool onto for around $25000 and furniture and house wares etc for around $12000 although there are some homes with pools from around $80k but nice vacation homes with pools are around $100k+
